A cottage housing development shall meet the requirements in SCC Table 30.41G.035(1).

Table 30.41G.035(1) Design Standards

Standard

Requirement

Cottage dwellings

a) A diversity of cottage dwellings shall be achieved by incorporating at least two of the following features:

i) Alternating porch styles;

ii) Alternating siding details on facades;

iii) Alternating siding detail on roof gables; or

iv) Other architectural features which make adjacent cottage dwellings different from each other.

b) All cottage dwellings shall have a pitched roof.

c) No blank walls over 20 feet in length and height are allowed.

Cottage dwellings located above a covered parking structure

a) Roof pitch, architecture, materials and colors shall be similar to that of the dwelling units within the cottage housing development.

b) Dwellings shall have a separate entrance in addition to the garage access.

c) The entrance to the dwelling shall have direct access to a street, lane or alley via a pedestrian path or driveway.

Community buildings

a) A community building, not exceeding 2,000 square feet, may be provided for the residents of the cottage housing development.

b) Roof pitch, architecture, materials and colors of a community building shall be similar to that of the dwelling units within the cottage housing development.

c) A community building may not be converted into residential living space or used for commercial purposes.

d) The community building shall be located within the cottage housing development and owned in common.

Porches

a) Cottage dwellings shall have a porch or covered entry at least 60 square feet in size with a minimum dimension of six feet on any side.

b) Porches shall not be required for cottage dwellings over a shared garage.
