No building, structure or portion of a building or structure in Group A, B, E, F, H, I, M, R-1, R-2, R-3, R-4 or S shall be used or occupied, and no change in the existing occupancy classification of a building, structure or portion of a building or structure shall be made until the building official has issued a certificate of occupancy for such uses, or change of uses as each occurs, or at least annually. A final certificate of occupancy shall not be issued until all requirements imposed as a condition of building permit issuance, subdivision or short subdivision approval and all requirements of county code have been met. The fire marshal shall inspect such occupancy uses as necessary, but at least annually.

Exceptions.

(1) Certificates of occupancy are not required for work exempt from permits under section 105.2 of the IBC.

(2) Inspections of R-3 occupancies are not required annually. (Added by Amended Ord. 14-060, Aug. 27, 2014, Eff date Sept. 13, 2014).
